Twenty years ago, after getting my master's degree in computer science, I found a software engineer job and moved to the San Francisco bay area. I had no sense of the importance of real estate investment. A small single-family house costed $200-400k, which was ridiculously high to me, and most new homes had a lottery system for buyers. 

One day, my husband and I casually put down our names for a lottery to buy a new home. On the day of the lottery, many eager people crowded into the office. When our names were called, we were surprised, because neither of us were actually prepared to buy a house. The office staff joked, "Don't tell me you did not bring your checkbook." But, indeed, we did not bring our checkbooks. We were given two minutes to decide if we wanted the house. The house was in a less desirable neighborhood, but it was probably the only area we could afford at the time. My husband and I looked at each other and we made a decision--- we bought the house for $370k. We put $100k downpayment and financed $270k. Three years later my first daughter was born, and we needed a nicer neighborhood for her to grow up in. We sold the house for $750k. Using the proceeds as a downpayment, we upgraded to a bigger house. 

Within these twenty years, I witnessed how people accumulated wealth in real estate. I learned how powerful a leveraging investment could be. Although the housing market went up and down, the median house price in San Fransico which was $400k in 2000 reached $1.4 million in 2019. From a homeowner, I became a landlord and a commercial property investor.  I learned how to compare CAP Rate and ROI, how to calculate NPV and IRR, how to analyze the different market and how to balance appreciation properties with cash flow properties.
